What Is a VA Appraisal?

A VA appraisal serves two purposes:

  1. Determines the fair market value of the home

  2. Ensures the property meets the VA’s Minimum Property Requirements (MPRs)

Unlike a home inspection, an appraisal is focused on safety, livability, and value.

VA Appraisal vs. Home Inspection

This is a critical distinction:

  • VA Appraisal: Required by the lender and VA

  • Home Inspection: Optional but strongly recommended for buyers

An appraisal protects the VA and the veteran financially. An inspection protects you from unexpected repairs.

We strongly encourage every veteran buyer to complete both.

Common VA Property Requirements (MPRs)

VA guidelines focus on basic habitability. Common requirements include:

  • Safe and functional utilities

  • Adequate heating

  • Sound roof and structure

  • No exposed wiring

  • Working plumbing

  • Proper access to the property

  • No peeling lead-based paint in older homes

These standards are not excessive — they are designed to ensure the home is safe and livable from day one.

Do VA Appraisals Kill Deals?

No — poor preparation kills deals.

Most VA appraisal issues are minor and easily addressed when anticipated correctly. Our experience allows us to:
